{"id":125,"date":"2021-05-08T12:10:13","date_gmt":"2021-05-08T12:10:13","guid":{"rendered":"https:\/\/imqra.com\/?p=125"},"modified":"2021-05-08T12:10:15","modified_gmt":"2021-05-08T12:10:15","slug":"making-our-buildings-safe-eight-comments","status":"publish","type":"post","link":"https:\/\/imqra.com\/?p=125","title":{"rendered":"\u201cMaking our buildings safe\u201d\u2013 Eight comments"},"content":{"rendered":"<span class=\"span-reading-time rt-reading-time\" style=\"display: block;\"><span class=\"rt-label rt-prefix\">Reading Time: <\/span> <span class=\"rt-time\"> 3<\/span> <span class=\"rt-label rt-postfix\">minutes<\/span><\/span>\n<p>I am unsure how you make something safe which is already very safe, but that\u2019s the title given to the document dated 18<sup>th<\/sup>April 2021 from Stephen Lang, Chair of MQA-G.&nbsp;There are lots of comments one could make. Here are eight:<\/p>\n\n\n\n<p><strong>1. \u201cYou can\u2019t put a price on safety\u201d<\/strong><em>(p1)<\/em>  MQ is already very safe.&nbsp;&nbsp;<a href=\"https:\/\/imqra.com\/?p=90\">A blog<\/a> on this site examines this using national fire stats and finds one is statistically less likely to suffer a fire related fatality while living at MQ than the national average for such fatalities.&nbsp;&nbsp;In fact taking into account that MQ is post 1980 build and isn\u2019t social housing its likely the risk is well under a half of the national average.&nbsp;Furthermore, the two big fires that have occurred at MQ were both contained within the flats concerned.&nbsp;<\/p>\n\n\n\n<p><strong>2. \u201cA1 is future proof<\/strong>\u201d&nbsp;<em>(p2)<\/em>&nbsp;&nbsp;Nothing is future proof.&nbsp;Above B2 and less than A1 is fine from most, if not all perspectives and is where most safe developments are.&nbsp;For MQ an A1 rating would entail large and unnecessary expenditure for tiny additional benefits compared to slightly lower classifications.&nbsp;<\/p>\n\n\n\n<div class=\"wp-block-media-text alignwide has-media-on-the-right is-stacked-on-mobile\"><figure class=\"wp-block-media-text__media\"><img fetchpriority=\"high\" decoding=\"async\" width=\"1000\" height=\"1000\" src=\"https:\/\/imqra.com\/wp-content\/uploads\/2021\/05\/IMG_0888.jpg\" alt=\"\" class=\"wp-image-137 size-full\" srcset=\"https:\/\/imqra.com\/wp-content\/uploads\/2021\/05\/IMG_0888.jpg 1000w, https:\/\/imqra.com\/wp-content\/uploads\/2021\/05\/IMG_0888-300x300.jpg 300w, https:\/\/imqra.com\/wp-content\/uploads\/2021\/05\/IMG_0888-150x150.jpg 150w, https:\/\/imqra.com\/wp-content\/uploads\/2021\/05\/IMG_0888-768x768.jpg 768w\" sizes=\"(max-width: 1000px) 100vw, 1000px\" \/><\/figure><div class=\"wp-block-media-text__content\">\n<p class=\"has-text-align-left has-normal-font-size\"><strong>3. \u201cnot all lenders will lend on anything less than A1 certificates\u201d<\/strong><em>(p2)<\/em> To sell or buy you don\u2019t need&nbsp;all lenders to lend on it \u2013 you just need one, but preferably at least several.&nbsp;&nbsp;<\/p>\n\n\n\n<p class=\"has-text-align-left has-normal-font-size\">It seems there are already a large and growing number of lenders who are happy to lend on B1 properties with no problem including new builds such as&nbsp;<a href=\"https:\/\/www.berkeleygroup.co.uk\/developments\/london\/greenwich\/kidbrooke-village?utm_source=Online&amp;utm_medium=Paid%20Search%20(PPC)&amp;utm_campaign=Group%20Campaign&amp;utm_content=002250_KV%20-%20Regional%20PPC%20campaign&amp;utm_term=kidbrooke%20village&amp;gclid=EAIaIQobChMI7KusyoKu8AIVkt_tCh3vqA-4EAAYASAAEgLLu_D_BwE\">Kidbrooke Village<\/a> and others with B1 ratings and wooden balconies such as in these adverts, which have wooden balconies and have recently been sold.<\/p>\n<\/div><\/div>\n\n\n\n<p><strong>4. \u201cthe fire engineer confirms that there is a risk of vertical flame spread from balcony to balcony\u201d<\/strong><em>(p6).<\/em> I have been unable to find any mention in the Hydrock report about&nbsp;verticalflame spread from balcony to balcony. P9 mentions \u201cacross\u201d not up.&nbsp;<\/p>\n\n\n\n<p><strong>5. \u201c..the current EWS1 form is valid for five years.&nbsp;&nbsp;We cannot make it go away<\/strong><strong>by repeating the process\u201d<\/strong><em>(p9).&nbsp;<\/em>The information in&nbsp;the&nbsp;<a href=\"https:\/\/www.rics.org\/uk\/news-insight\/latest-news\/fire-safety\/cladding-qa\/\">Q&amp;A<\/a>&nbsp;on the RICS site says&nbsp;<em>\u201cthey remain valid&nbsp;<u>unti<\/u>l a new EWS1 is issued\u201d<\/em>.&nbsp; Obviously an EWS1 can be replaced by a new one when&nbsp;something changes, whether this is the guidance on which it is based or the materials in the building. There would be a new EWS1 if the remediation work were undertaken&nbsp;even though this would be within five years of the current one.&nbsp; Why wouldn\u2019t the same apply to a change in guidance?<\/p>\n\n\n\n<p><strong>6.<\/strong>\u201c<strong>You can see some pretty spectacular balcony fires on the internet, and if there was a fire such as this it is possible the balcony above could catch fire too.\u201d&nbsp;<\/strong><em>(p18)<\/em>  Lots of things are possible but are they likely?&nbsp;&nbsp;I have so far found six videos of spectacular balcony fires but I haven\u2019t yet found one of it spreading to the balcony above.&nbsp;Furthermore, one MQ resident managed to burn a hole in their wooden balcony with an unattended disposable BBQ, but the decking didn\u2019t ignite.&nbsp;<\/p>\n\n\n\n<p><strong>7. \u201cA minority of residents are \u2018determined to be dissatisfied\u2019\u201d<\/strong><em>(p1.)<\/em>  This seems a strange comment &#8211; is it called being \u201cdefensive aggressive\u201d?&nbsp;&nbsp;People who are asked to pay&nbsp;large sums of money should ask questions, probe the answers and not be fobbed off with superficial or inaccurate information.&nbsp;<\/p>\n\n\n\n<p>8.&nbsp;&nbsp;<strong>\u201cThere is no hidden agenda\u201d<\/strong>&nbsp;<em>(p1)<\/em> &#8230; and if there was, would we be told?&nbsp;Doesn\u2019t stating this, in itself raise a question as to what it might be? <\/p>\n\n\n\n<p>btw Stephen Lang lives in a flat that only has aluminium panelled external walls and a terraced balcony about seven times the size of the average two bed flat\u2019s balcony.<\/p>\n\n\n\n<p><em>If you are concerned about issues raised in this item and want to try to change things, or wish to express your support to those organising the site then contact<\/em>:<a>admin@imqra.com<\/a>&nbsp;&nbsp;<em>Likewise if there are issues you would like to raise.<\/em><\/p>\n\n\n\n<p><em>Note: Views in this blog and on this site are the honest opinion of the author &amp; are made available in the interest of residents at MQ.<\/em><\/p>\n","protected":false},"excerpt":{"rendered":"<p><span class=\"span-reading-time rt-reading-time\" style=\"display: block;\"><span class=\"rt-label rt-prefix\">Reading Time: <\/span> <span class=\"rt-time\"> 3<\/span> <span class=\"rt-label rt-postfix\">minutes<\/span><\/span>I am unsure how you make something safe which is already very safe, but that\u2019s the title given to the document dated 18thApril 2021 from Stephen Lang, Chair of MQA-G.&nbsp;There &hellip; <a href=\"https:\/\/imqra.com\/?p=125\" class=\"more-link\">Read More<\/a><\/p>\n","protected":false},"author":2,"featured_media":0,"comment_status":"closed","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[7,16],"tags":[],"class_list":["post-125","post","type-post","status-publish","format-standard","hentry","category-ews1","category-mq-a-g","entry"],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v27.4 -
